    have a question? my wife is a philippina and she pass away on 20 day of july, and i have bought some land along time ago and my name and her name is on the title of the deed and tax declaration, who do i see to get a clear title in my name to sell the land to someone. i will wait for your response thank you earl grant

    good morning , my mother died ten years ago and in her deathbed she told me that she has two lots nearby where our home was situated but i dont have documents to present to acquire the said properties, i went to the DENR Cagayan de oro office located at Malasag I consulted regarding this matter they said it was Manila approved and I have to write the Administrator of LRA and to ask a copy of the survey plan covering PSU No.85672 located at Tablon Cagayan de Oro City. Under lot 21251 CAD 369 -D. I hope that this message could reach to the good office and kind administrator to respond with my request hence Manila is far from our place.

    My father died in 1994. Before he died, he told me that our 3.7 ha. lot in Romblon was mortgaged when I was still in college. Since i am staying here in Manila, i seldom go home but when i went home two years ago, i inquired from the ROD that the title is still clean in my father’s name and they even gave me a certified true copy. I have also discovered that two persons were occupying the land as they were able to get an Emancipation Patents (EPs) and they are paying the real estate taxes but not on regular basis. I am planning to file a petition to cancel the EPs but I am required to submit certified true copies of the EPs. How do I do it and where will i get it? Can I get it in your Central Office so that i don’t need to travel to Romblon?

    Kindly advise if there is any time table LRA implemented for the processing of the title in the name of the new owner. It seems we are at the mercy of the staff of LRA involve in processing the transfer of the title. They cannot tell exactly the time of the release of the new title. There should be time table on this for transparency….. Please help…..

    I need an advice about the problem i have right now.. My uncle have this lot from ILCO Lumber yard. and he give this lot to my father for free, and my father pass the lot on me he authorized me as a daughter to build a house, and when i was in singapore my father process the documents which the building permit, but i was expecting as what he say that i do trust him he already transfer the rights of lot into my name, but suddenly i found out now he wasn’t and the lot where my house was built was still exist to my fathers name. And my fathers asking pay to pay the 80,000 which is too much for me as based the priced he was selling for. what can i do for this. ’cause his name existing on the survey and list of Land registration Authority.

    I have already ensure the CAR from the BIR to be able to transfer my aunt’s lot that she sold to me and my siblings. However due to financial problems I wasnt able to settle the entry fee for acquiring a new title in our name already. The CAR is valid until Dec. 21 of this year. Just in case I wasn’t able to pay on time, is there a penalty for the delay and how much if there is. I understand the entry fee is the transfer tax amount x 3 right? or do I have to secure a new CAR all over again which I hope not because I already paid BIR a lot of money last year. please advise. thank you.

      I also gave a reservation at LYF HOMES DEVELOPMENT CORPORATION for the PRIME HOMES SUBDIVISION project there in Imus Cavite. I’ve been trying to check them online, but wala ako makita sa name ng LYF HOMES DEVELOPMENT CORPORATION sa kahet anong government website, i tried sa pag-ibig accredited list, housing and land use regulatory board and i even tried to search for their business name sa website ng DTI.. wala ako makita na LYF HOMES DEVELOPMENT CORPORATION. If i remember, yung may ari daw nyan is a person named Jason Go Chua.
      I would like to know if tinuloy mo ba yung pag bile ng property sa kanila? Sayang if scam lang toh, kase maganda talaga yung location and property. Pero sympre hindi biro ang mag bayad ng DP and amortization.

      hi mj and jann. may update naba kayo about the lyf home development sa imus, isa rin ako kumuha sa kanila para mag invest, lagi iniextend para mag move – in.
      Talaga ba di scam sila, natatakot tuloy ako. Salamat po.

    Just wanna ask if how much talaga ang per square meter ng lupa sa probinsya specifically sa Bago City, Negros Occ.. malapit po sa national road ang area and 30 mins lng po from the said city. Thank you!

    ask ko lng po ,since 198o kami na po ngbabayad ng tax up to now ng lupa lot-262-p sa bagac bataan at un tax declaration po samin nka pangalan ,un po un nakuha nmin sa munisipyo na tax dec ,tapos ngaun po me nagputa mo samin na nbili na daw po nila un lupa na un ng year 1998 at napatituluha na daw po nila ng year 2003.hingi sana po kami na advice kung ano po magandang gawin..good bless po.

    magandang umaga po! ako po ay nangangailangan ng tulong para maliwanagan kami. kasi ang lolo ko ay nakatanggap ng CLT or Certificate of Land Transfer yong PD 27. pero hanggang ngayon wala kaming title kasi sabi ng DAR sa amin sa mindanao BUTUAN CITY AGUSAN DEL NORTE ang CLT daw ay na cancelled na kaya ba wala kaming title pero bakit ang mga kapitbahay namin na naging farmer benificiary din ay mayroon ng title..umaaasa po ako sa tulong nyo.salamat

    My mother inherited a land from my grandmother. The title was taken with out her authorization and the land was sold . How can we get the land back? Masalong-salong, Mercedes, Camarines Norte…THERE WAS NO COPY OF TITLE IN ROD-DAET, CAMARINES NORTE. I was told that before it was processed there in Manila…and people in the area told me that there was a Title showed to them by the late Mr. GUILLERMO MALACA? IN the 1st floor of your bldg., or Office, my sister was able to coordinate with a man, she forget to ask the name, but they said that the Title of Mr. Guillermo Malaca of said lot was ON PROCESS? Can you please, send me as the status of that Title, where said data was not gathered in the 2nd floor, the one releasing those Certifications but rather in the 1st floor of your bldg., or Office.     I have been trying to get hold of someone at the LRA for the past 3 hours with no success. I am just wondering if anyone has an email address I could use to make my inquiry which has also bounced back from
    My inquiry is regarding an island that my grandfather once purchased and I would like to turn our title of deeds over to the new e-title system.
    All is proving to be harder than I thought.

    Helo po, mag-iinquire lang po. totoo po bang nagbago ng patakaran ang LRA? kasi nag-apply ako ng Title December o January 2011 pa, hanggang ngayon wala pa po. Residential Patent po ung inaplyan q.

    Regarding the process of transfer of title ilang buwan po ba bago matapos, kasi po pabalik balik na po ako sa calamba LRA (Manila to Calamba) untill now wala pa rin, ang sasabihin ng ni Mr. Francis Manalo i follow up balikan pag tinatanong kung ano ang problema sa papel nagagalit tumataas ang boses, sana po bigyan ng pansin ng administrator si Mr. Francis Manalo na ayusin naman niya ang trabaho niya at pakikiusap sa mga tao. Atty. Casiano Arcillas sana po ma call po ang attention ni Mr. Francis. I hope na pag balik ko dun ma ayos na po di lng po ito para sa concern ko para po ito sa lahat lalo sa sa gov. employees.

      Mam Jenny you may avail the use of the LRA on-line tracking system. May kalayuan ang Calamba, Laguna and masikip pa ang RD Office duon sa dami ng naglalakad. Ganyan talaga ang usual na nangyayari sa BIR & RD Offices located outside of Metro Manila kapag nakita ng mga concerned personnel of both offices kung Manila-based ang parties to the transaction or their representative.

    matagal na po ang mga parent in law na katira sa kinatatayuan ng bahay nila, since 1970’s pa. tapos kailan lang may nagcle-claim na sa kanila daw yung lot na tinitirikan ng bahay nila. since then gusto nila na mag bayad daw yung in laws ko ng upa sa lupa, pero hindi pumayag yung beyanan kong lalake, kaya walang nagawa yung nagcle-claim sa lupa, at nacheck din ng beyanan ko na walang nagmamayari nung lote talaga, pero sa hindi inaasahan pumanaw yung beyanan kong lalake at bigla ay bumalik yung nagcleclaim sa lupa na kukunin na raw nila yung lupa at habang hindi pa nila kinukuha at magbabayad daw ng upa yung beyanan kong babae , kaya nagbabayad sya ng upa monthly. tanong ko po. paano po ba malalaman kung totoong sa kanila yung lupa, at kung hindi man sa kanila eh pwede po bang maging sa beyanan ko yung lupa, papano? tnx

      Adrian, puwede kang magumpisang mag-verify sa City or Municipal Assessor’s Office & Register of Deeds na nakakasakop or kung saan located ang property. Ituro mo lang sa Mapping Section ng Assessor’s Office ang exact location ng property na sinasabi mo. Magrequest ka nadin ng mga certified true copies ng title and tax declaration for your eference.rand

      Ms. Vivian, both sps. or married to (attached to the names of owners) indicated on the title has the same effect. In the absence of a pre-marital agreement, it means that the subject property is conjugally owned.
